What is the average cost of building a 3-bedroom barndominium?

The average cost for a barndominium is around $20 to $160 per square. The average size of a 3 bedroom barndominium is approximately 1,500 to 2,100 square feet, so you can expect to pay between $30,000 to $336,000. This price is also heavily influenced by the method you use a shell kit, a turnkey option, or using a professional builder.

While 2,100 square feet might seem like a lot, it can go fast if you’re not careful. 

A solid floor plan will help guide your decisions and help you maximize your space.

How many bedrooms and bathrooms are included?

The number of bedrooms and bathrooms included depends on the layout and the size of your barndominium. Bedrooms can increase or decrease depending on your goals for the space and the size of your family. Even if you have a 3-bedroom space, one of those bedrooms can be used for an office or storage room.

What is the layout of the rooms?

Again, this depends on the floor plan and the size of the barndominium. That being said, the living room is typically the biggest room in the house, and the location of the kitchen is generally near the living room. This is common in barndos, as they are mainly open-concept layouts.

Is the kitchen open to the living area?

When it comes to barndominiums, the sky’s the limit on what you can do, and that includes outdoor living spaces. This can either be included in your floor plan or customization you make later on. This includes backyards, porches/decks, play areas, or sitting areas with a grill or fire pit.

How much storage space is included?

This depends on the floor plan and what you need for storage. There’s a lot to consider when choosing how much space you want to dedicate to storage. Consider your outdoor activities and hobbies when it comes to storage.

What type of heating and cooling system is included? 

The type of heating and cooling system included in the barndominium is going to depend on the location, climate, and needs of your home. If you are building a 3-bedroom barndominium, the unit depends on the budget and location. If you are buying one, then whatever comes with the home is what you’ll get, though this can be replaced later on. Some locations don’t require an A/C unit, especially in cooler states.

How to Select the Best 3 Bedroom Barndominium Floor Plans

3-Bedroom Barndominium Floor Plan 067 (40×40)

This floor has all three bedrooms on one wall, with the master bedroom in the corner. It includes a large walk-in closet and master bath. The other two bedrooms share a bathroom.

It utilizes the open floor plan beautifully, with the kitchen and living room flowing seamlessly together. If you love to entertain or need to keep an eye on the family, you can cook and still see what’s going on in the living. There’s a pantry included in the laundry room. 

This layout uses every square inch of the space, making it an inviting and functional barndominium.

3-Bedroom Barndominium Floor Plan 068 (35×50)

Square Footage: 1750 sq.ft.

Average Cost ($140): $245,000

This floor plan is a bit chopped up and cramped. There isn’t as much open space for the kitchen, dining area, and family room.

The master bedroom does not have a functional walk-in closet and does not include a master bathroom. The half-bath is located off the dining area, which seems strange.

There is a bathroom in between the other two bedrooms. Floor Plan 067 seems to make better use of its space and would be a better option than 068. This floor plan would not be ideal for more than two or three people.

3-Bedroom Barndominium Floor Plan 069

This floor is a bit smaller, but it does not look as cramped as Plan 068. What makes this barndominium unique is the long front porch.  

On one side, you have two bedrooms with a shared bathroom, and the master suite is on the other side. This gives everyone their own space and privacy.

The center holds the living room, dining room, and kitchen area. The open concept allows for easier entertaining and watching the kids. The floor plan is throughout and utilizes the space well.

Square Footage: 1000 sq.ft.

Average Cost ($140): $140,000

While most barndominiums have open floor plans, this one did not utilize this concept. The bedrooms occupy the three corners of the house, with the master suite sharing a wall with the kitchen. However, it does include a master bath. 

The kitchen is a bit cramped, and there is no dining space currently. 

There is a covered porch and a HUGE storage area between the two bedrooms, which is a plus. But this floor plan was not well thought out and did not maximize the space.

3-Bedroom Barndominium Floor Plan 071 (40×60)

Square Footage: 2400 sq.ft.

Average Cost ($140): $336,000

This floor plan includes a living area in half of the barndominium and a shop on the other side. It provides an open concept with the living, dining, and kitchen at the end of the living area.

The master suite (master bath included) is on one side of the hallway. The other two bedrooms are across the hall with a bathroom in between them.

This floor plan would actually be good if you work remotely. But the biggest con with this floor plan is that it cuts down on the size of the two extra bedrooms, but there is a utility room.

Plumbing is the hookup for baths, sinks, toilets, sewage, septic tanks, water filters, drainage, and showers. It’s going to cost, on average, $4.50 per sq. ft.

Windows & Doors: $20,000

New windows and doors can cost you around $20,000. Even if you purchase a shell kit, they often come with cutouts for windows and doors but do not include them.
